I love lists!

 If you are a first time home buyer or just getting back into the market, your new best friend is a list. These are my suggestions...

First is a list about what you are looking for in a home. There should be 3 headings for this list:

Must have's / Wants / Deal breakers

Must have's are things you just cannot live without like lots of windows, must have a basement, I need three rooms.

Wants are things you would like to have but could live without. A hot tub would be nice but its not a must have.

Deal Breakers might be location, price, style of home. Anything you decide on that would break the deal

 

Second is a list of the homes you liked and that's it. Do not waste your time justifying homes that might work. Stick to the ones you like and move on!

If you use a rating system you will eliminate anything that is not worth considering. Rate each property you look at 1-10 anything below an 8 move on...

Third is a pros and cons list. You would use this if you are having trouble deciding between homes. This can be very handy and will give you a more practical outlook on the properties rather than the emotional pull.
